Hanoi, HCMC housing prices climb further in Q3

HCMC – The Ministry of Construction said home prices in Hanoi City and HCMC continued to rise in the third quarter, while most other localities recorded stable housing prices.

According to the ministry’s quarterly report, the average primary price of new units reached VND78 million per square meter. More than 30% of the new supply was priced above VND100 million per square meter. Resale prices also increased, especially at completed projects with developed infrastructure.

In Hanoi City, new apartment prices rose to an average of VND95 million per square meter, up VND15 million from the previous quarter. About 43% of new units were offered above VND120 million per square meter. High-end developments such as Sun Feliza Suites Cau Giay, The Nelson Private Residences, and Starlake Tay Ho Tay were listed at VND130–180 million per square meter.

In HCMC, prices increased in the mid- and high-end segments. The average prices in the primary market reached VND91 million per square meter, compared with VND89 million in the previous quarter. Some projects in downtown areas were priced at VND120–150 million per square meter.

The ministry said improved transport infrastructure and limited supply contributed to higher prices in major cities. Projects such as Metro Line No. 1, Ring Road No. 3, and the proposed Thu Thiem 4 Bridge have supported property values in surrounding areas.

Apartment prices in Haiphong and Can Tho cities increased 1% to 2% from the previous quarter, while prices in Danang City rose about 7%.

The ministry said property prices in large cities remain high due to limited land availability, rising input costs, extended legal procedures, and developers’ profit expectations. It said it will work with other ministries and local authorities to streamline regulations, improve transparency, accelerate social housing development, address planning and land clearance issues, and strengthen oversight of the real estate market.
