HCMC – Authorities in HCMC have proposed reducing the maximum residential land area per household in several districts.
Nguyen Toan Thang, director of the HCMC Department of Natural Resources and Environment, has written to relevant authorities proposing new land recognition regulations for households and individuals using land before December 18, 1980, and between December 18, 1980 and October 15, 1993.
In Thu Duc City and districts 7, 12, and Binh Tan, the maximum residential land area may be reduced to 160 square meters per household.
Meanwhile, rural areas in Binh Chanh, Hoc Mon, Cu Chi, Nha Be, and Can Gio districts could see a reduction to 250 square meters from the current 300 square meters. Townships within these districts would maintain the current limit of 200 square meters.
The department cited rapid urbanization and high housing demand as reasons for the proposed reductions. Thu Duc City, formed by merging districts 2, 9, and Thu Duc, as well as districts 7, 12, and Binh Tan, has development rates similar to central urban districts. It said the limited land availability in HCMC necessitates stricter limits.
The new Land Law states that individuals recognized as having used land before October 15, 1993, do not have to pay land use fees within the set limits. Higher limits could reduce state revenue from these fees.
The department has sought feedback from relevant units by July 25 to finalize the proposal and present it to the city government for approval.
