Frasers Property’s Melinh Point recognised as one of Vietnam’s greenest buildings with LEED Platinum certification

Frasers Property Vietnam (FPV) today announced that its commercial building in Ho Chi Minh City, Melinh Point, has received the highest attainable Leadership in Energy and Environmental Design (LEED) Platinum certification in Operations and Maintenance v4.1 (O+M) from the U.S. Green Building Council (USGBC). This represents another significant sustainability milestone for Melinh Point, after its achievement of being the first operational office building in Vietnam to be awarded the Green Mark Platinum certification from Singapore’s Building and Construction Authority (BCA).

Tan Boon Thor, General Manager of Commercial & Director, Design Management at Frasers Property Vietnam, said: “Despite being a building that is more than 20 years old, Melinh Point is now among the greenest and most energy-efficient buildings in Vietnam following comprehensive asset enhancements. Buildings that achieve LEED certification feature a range of green enhancements in the areas of carbon, energy, water, waste, transportation, materials, health and indoor environmental, which were all incorporated into Melinh Point’s functions. “LEED certification identifies Melinh Point as a showcase example of sustainability and demonstrates Frasers Property’s leadership in transforming the built industry,” said Peter Templeton, President and CEO of USGBC.

LEED is recognised as one of the world’s leading green building rating systems serving as a global benchmark for sustainability excellence. Buildings with the LEED O+M certification demonstrate performance oriented sustainable strategies and outcomes for building operations to improve energy efficiencies. Melinh Point’s LEED certification highlights the building’s successful implementation of practical and measurable strategies and solution to achieve sustainability.

Melinh Point’s green transformation

The iconic building with boutique-style offices in the heart of Ho Chi Minh City’s central business district underwent a significant Asset Enhancement Initiative (AEI) in 2020. Enhancement works focused on incorporating green technologies even from the initial stages of the building’s transformation. This helped to ensure energy-efficient building operations while ensuring a comfortable and healthy environment for occupants. Melinh Point’s environmentally-friendly design enhancements included the installation of energy-efficient systems such as LED lighting, high-performance HVAC and chiller upgrades to reduce energy usage.

As part of its holistic approach to sustainability encompassing environmental, social, and governance (ESG) focus areas, Melinh Point’s green facelift extended to tenant engagement on sustainable best practices and sharing green procurement policies and guidelines to encourage greater partnership on a shared sustainability journey. The boutique-style office building Melinh Point was well-designed to provide tenants with top-of-the-line amenities, quality environment and leveraged working experiences. By providing green procurement policies and guidelines, Melinh Point’s tenants are encouraged to engage in a shared sustainability journey.

Among the latest additions to Melinh Point’s offerings include recently opened The Pinnacle, a shared, mixed-use venue exclusive to the building’s tenants with panoramic river and city views and state-of-the-art facilities. Located at the top of Melinh Point, The Pinnacle includes an indoor Event Hall, outdoor Sky Deck, and an exclusive VIP Lounge. With customisable layouts and its focus on health and well-being, The Pinnacle is expected to be a popular activity hub that nurtures the wellness of occupiers.

On track to achieve net-zero carbon emissions

Green certification is an important aspect of Frasers Property Vietnam’s net-zero carbon journey and demonstrates how sustainability can be embedded across the company’s assets lifecycle. This helps ensure Frasers Property’s Vietnam portfolio remains resilient and future-proof with the aim of achieving net-zero carbon emissions by 2050.

Frasers Property was the first real estate company in Vietnam to receive approval from the Science Based Targets initiative (SBTi) in 2022 for its science-based approach to significantly reduce greenhouse gas (GHG) emissions. Other developments developed or managed by Frasers Property in Vietnam have either received or are in the process of obtaining LEED Certification. These include Eco Logistics Centre, a ready-built warehouse, and mixed-use commercial building Worc@Q2, as well as Binh Duong Industrial Park and its northern Vietnam industrial and logistics developments.
